Pimlico is a Thomas Cubitt grid with two major twentieth-century estates dropped into it, and the two need entirely different survey approaches. The Cubitt streets — Warwick Square, St George's Drive, Cambridge Street — are white stucco terraces with butterfly roofs hidden behind parapets, a great many of them listed, inside one of Westminster's longest-established conservation areas. Churchill Gardens by Powell and Moya, and Lillington Gardens by Darbourne and Darke, are post-war and 1960s estates with conservation status of their own, built in brick and concrete with deck access and complex flat roofs. Riverside Pimlico towards Millbank adds later blocks again. Almost every job here comes down to something above parapet level that nobody can actually see.

Three distinct types. Cubitt's 1840s-onwards stucco terraces run four and five storeys over a basement area, with cornices, balustraded parapets and, behind them, butterfly or M-shaped slate roofs draining to a central valley — the commonest source of ingress in SW1V. Churchill Gardens, Powell and Moya's celebrated post-war estate, is slab and point blocks with flat roofs and exposed concrete. Lillington Gardens, Darbourne and Darke's stepped 1960s scheme with conservation status of its own, is red-brick terracing with planted balconies and an awkward multi-level roofscape. Dolphin Square adds a large 1930s brick mansion complex.

Airspace and permissions over Pimlico

Pimlico is continuous congested ground, so the Open category Far from People requirement to stay 150m from residential and commercial areas cannot be met; our CAA Operational Authorisation (PDRA01) replaces it with 50m separation from uninvolved people. The London Heliport at Battersea, across the river, operates its own Flight Restriction Zone; whether it reaches any part of SW1V is a per-address check on the current NATS UAS restriction map, and any permission is arranged with the heliport in advance of the flight.

My Pimlico house is listed. Does that affect a drone survey?

Not the survey itself — photographing a building from the air needs no listed building consent. It affects what happens next. Pimlico is dense with listed buildings and conservation-area cover across most of the Cubitt grid, so repairs to stucco, cornices, parapets and slate roofs are likely to need consent. A properly annotated aerial record of the existing condition is often exactly what a conservation officer or heritage consultant asks to see.

Can you survey a block on Churchill Gardens or Lillington Gardens?

Yes, and those estates are where a drone survey earns its keep. Both have complex, stepped or multi-level roofscapes that cannot be assessed properly from the ground or from a neighbouring roof, and both carry conservation status that makes erecting scaffolding for an exploratory look unattractive. Work on either would be commissioned through the managing organisation, and we would agree launch positions within the estate itself.

Is the Battersea heliport a problem on the Pimlico side of the river?

It can be, depending on the exact address. The London Heliport operates a Flight Restriction Zone that applies to drones of every weight, and flights inside it need the heliport's permission, arranged in advance. Whether a given SW1V site sits inside that zone is something we check on the NATS restriction map before quoting, rather than assume either way.

How soon could you get out to SW1V?

We are based at North Weald near Epping, roughly 26 miles by road from Pimlico, so the journey is not the issue. The timescale is set by permissions: agreeing a private launch point, completing the ground risk assessment for a busy residential street, and confirming the restriction position for the specific address. For a straightforward terrace with a rear garden or courtyard to work from, days rather than weeks.
