Local drone surveys in Holborn, planned around the site and the airspace.

Holborn is a legal and jewellery district first and a residential one a long way second, and that shapes what we get asked to survey. Chambers around Lincoln's Inn Fields and Gray's Inn occupy Georgian brick sets with slate mansards and lead flats behind parapets. Hatton Garden is a tight run of narrow-fronted workshops and showrooms with rear light wells nobody can see into. Kingsway, High Holborn and Holborn Viaduct carry interwar Portland stone and post-war offices with rooftop plant. It is also one of the most enclosed places we work — narrow streets, deep courtyards and buildings on all four sides mean the flight plan is about sightlines and separation from uninvolved people, not about distance.

The buildings and sites we survey in Holborn

Holborn's stock is dominated by chambers and offices rather than housing. Around Lincoln's Inn Fields and Gray's Inn, in streets covered by Camden's conservation-area designations, are Georgian and Victorian brick terraces converted to legal use, with slate mansards, dormers and lead-covered flats behind parapets. Hatton Garden is narrow-plot Victorian and Edwardian commercial: brick and stone fronts, rear extensions, light wells and heavily serviced flat roofs. Kingsway and Holborn Viaduct add interwar Portland stone blocks — the red terracotta Prudential Assurance building among them — plus post-war offices with curtain walling and roof-level plant.

Airspace and permissions over Holborn

Holborn is congested ground throughout, so the Open category Far from People rule requiring 150m from buildings cannot be met; our CAA Operational Authorisation (PDRA01) is what permits 50m separation from uninvolved people instead. Hatton Garden and Holborn Viaduct sit immediately against the City of London boundary, and restricted area EG R158 covers the City, where all unmanned aircraft including sub-250g are prohibited without NATS Non-Standard Flight approval, for which NATS ask for several weeks' notice. Whether a given Holborn address falls inside or outside R158 is a per-site check on the NATS map.

What we get asked for in Holborn

Mansard, dormer and lead flat inspection on a set of chambers off Lincoln's Inn Fields where roof access is through a single loft hatch.
Rear light well and parapet survey on a Hatton Garden showroom that cannot be reached from the street or from a neighbouring roof.
Stone and pointing condition capture on a Kingsway office frontage ahead of a dilapidations negotiation.
Rooftop plant and flat roof record for a High Holborn managing agent building a planned maintenance schedule.
Party wall and shared parapet evidence between two adjoining Gray's Inn Road buildings before works begin.

Drone surveys in Holborn — frequently asked questions

Is Holborn inside the City of London restricted area?

Partly, and the boundary matters. Restricted area R158 covers the City of London, and the eastern edge of Holborn — Hatton Garden, Holborn Circus, Holborn Viaduct — runs right up against it. We check each address against the NATS restriction zone map before quoting, because a site inside R158 needs a Non-Standard Flight application — NATS ask for several weeks' notice — while one a few hundred metres west may not.

Can you survey buildings around the Inns of Court?

The Inns are private land with their own management, so surveying a set of chambers means asking the Inn as well as the client — whether a launch from the Inn's own grounds is permitted is the Inn's decision, and we put the question to them early. If the answer is no, we plan the flight from an agreed point outside instead. Enclosed courtyards, where granted, are genuinely helpful — they keep uninvolved people out of the working area.

The streets are very narrow. Does that stop a drone survey?

It constrains it rather than stops it. In tight WC1 and WC2 streets we have to hold separation from people and traffic we do not control, which means positioning carefully, working at quieter times, and sometimes reaching an elevation from a neighbouring roof or courtyard rather than from the street. Anything we cannot reach safely we say so in the report rather than guessing at its condition.

How long does a Holborn job take on site?

The flying is usually a single short visit — an hour or two for one building, depending on how many elevations and how much close-up detail is agreed. Imagery, video and a plain-English report normally follow within a few days. The planning ahead of it takes considerably longer than the flight, particularly for anything close to the City boundary where a NATS application is involved.
